In 2005 John decided to form Accent Construction& Remodeling LLC a Florida Certified General Contracting Company in Fort Myers, Florida. For the past 15 years John has been involved in numerous construction projects throughout Southwest Florida including custom waterfront homes, home/condo remodeling projects and light commercial construction projects. INITIAL MEETING: During the initial meeting we will discuss your goals and objectives for your specific project. We ask you to bring any info you have regarding your project including: pictures, drawings, brochures, plans, wish list, must have list. INITIAL MEETING: During the initial meeting we will discuss your goals and objectives for your specific project. We ask you to bring any info you have regarding your project including: pictures, drawings, brochures, plans, wish list, must have list. If you already own property a boundary and topography survey will be needed. At this meeting we will also ask for the following: Your budget for the project, estimated start and completion times for project, how you will finance project. With this info we can determine if this is a project we can take on for you within your budget while maintaining our high quality standards.
AFTER INITIAL MEETING: After initial meeting we will go thru all info you have provided. For smaller projects we will work on calculating a cost to complete based upon your requirements. Once we have a rough estimate on costs we will contact you to discuss. If budget is higher than you expected we can discuss ways to possibly reduce costs. If budget is acceptable we will draw up detailed proposal for your review and signature. For larger projects such as large remodeling projects or custom homes this stage involves coming up with an estimated cost for your project in addition to a design/engineering proposal.
DESIGN PHASE: During this phase we will work with you to provide a design-engineering needed for permitting of your project. During this phase we will have revisions of floor plans and elevations to meet customers exact needs. We work with your specific HOA to meet all design requirements. During this design phase because we are both the designer and builder we will be able to advise client of different construction and design options available to increase strength of home, decrease utility costs and also options that might help reduce costs.
CONTRACT PHASE: After design/engineering have been approved by customer we prepare a contract for customer. Our contract will include a fixed price to complete your project. Our contracts typically will have estimated start and completion dates and self imposed fines if our projects are not completed on time. Our contract will include a draw schedule for your specific project. A specification sheet will be included along with allowances for different items of project. We feel allowances give our customers more options to choose from different suppliers and vendors. Contract is signed and deposit paid.
PERMITTING PHASE: The permitting package for your project is submitted to building department and any other governmental agencies required. A Notice of Commencement is submitted to appropriate county. Plans and designs are submitted to HOA for final approvals if required.
CONSTRUCTION PHASE: This is the most exciting stage. For remodeling projects demo work begins and for new homes lot preparation begins. During construction phase, you are kept informed of progress weekly or biweekly through digital photos, email correspondence and inspection approval notification. When the mechanical, electrical and plumbing rough ins are completed we schedule a meeting with customer to review and make changes if needed before drywall is installed. At the conclusion of construction and Certificate of Occupancy has been received, we schedule a job-site meeting and walk through. During this meeting we walk through entire job for inspection with the customer. We prepare a punch list of items required to be completed within a specific amount of time. After punch list is completed, final balance of contract is paid and waiver of lien is provided to customer.
AFTER COMPLETION: After construction we are still available to all customers for any issues that arise after move in. We work hard to ensure minimal to no call backs for warranty work. However when there are problems we make them top priority to repair as soon as possible.
